About Project

It is basically a landlord cum Flat owner proposal we are giving where first we will give registration of land in your name then we will do a registered Joint Venture& Registered Power of attorney to build the building where we will do all construction & Development of the project as Developer and you will remain, landlord of the project where you will get an 1 BHK Flat as your share as Landlord and rest area or Flat, we will keep for us as Developer.

Yes, this is a proposal from which you are benefited highly and as developers, we will be also benefited in fact we are going to do many projects like this.

Benefit of land lord or Flat Owner:-

A. Plot market rate approximately Rs.4 to Rs.5 Lacs per cottah which we are giving registration at Rs.3 Lacs per Cottah so Rs. 6 Lacs for 2 Cottah.

B. Rs.6 Lacs for 2 cottah also we are taking in 50:50 basis, means Rs.3 Lacs now till registration for 2 Cottah  and Rs.3 Lacs at the time of possession so the cash flow is half and acquisition of property is double.

C. EDC for infrastructure and road development is Rs.30000 per cottah which we are not charging (we will take for transformer and electricity connection at actual).

D. GST & registration of flat value is not applicable. 

E. Our selling rate is going to be @ 2500 per sq ft so a 1 BHK will be more then Rs.12.5 Lacs 

F. Status is going to be Land lord cum flat owner

 Will you handover the Flat after full completion?:-

Yes , after full finish with water connection, generator for common area everything.

Why you are selling at so less price?:-

Can i work as broker and Payment term:- Yes, and commission is 3% on collection

Payment Term:

A) 

a) Rs. 25000/-(Rupees Twenty Five Thousand only) for booking.

b)20% (less Rs. 25000/- booking amount) for agreement.

c) Total 50% of full consideration amount at the time of registration of plot.

d) Rest 50% at the time of possession.

B) EMI OPTION

1. Booking money Rs.25000/-

2. Down payment 20 % ( after deducting booking money ) at the time of registration 

3. Next 30 % in 24 EMI or maximum 36 EMI with @ 4% extra per annum means total 8% or 12 % extra

5. Balance 50 % at the time of handover of possession ( if Client wants then he/she can pay this in 36 EMI ) 

Example 

If rate is Rs. 6 Lacs for an unit then 

1. Booking money Rs.25000 /-

2. Only Rs. 95000/- ( 95000 + 25000 = Total 1.2 lacs /20%) Agreement and along with registration of plot 

3. Emi with PDC for 24 EMI of Rs.8100/- ( 180000 + 14400 = 194400 /24 ) or 36 emi of Rs. 5600/- ( total next 30 % is Rs.1.8 Lacs + Rs. 21600/- extra for 3 years = Total Rs.201600/- to be paid in 36 installment = Rs.5600/- pm ) 

4. Balance Rs.3 Lacs cheque  which will be deposited at the time of possession ( EMI - 40 % of Rs.3 lacs = Rs. 1.2 lacs to be paid at the time of possession and balance Rs. 1.8 lacs with another Rs. 21600/- = Total Rs. 201600/- to be paid in 36 EMI @ Rs.5600/- each )

Note - 

1.we will take all Cheques at the time of registration of plot

Cancellation Charges:- 10% of Agreement Value.

Any special discount for full payment:- Yes, in case of full payment then your registration charges will be paid by us.

Area of the Project:- Total 23 Bighas  but Housing Project in 10 Bighas.

Can I book only Flat & what is the Rate: Yes, once we get sanction plan and rate will be 2500/sqft.Can I buy 2 or 3 BHK ?: Yes.
