STRUCTURE

• RCC framed Structure with Seismic zone III complaint suitable as per Structural Consultant Recommendation.
• All walls shall be of Fly ash Bricks or Concrete Blocks or any other suitable material.
• Compound walls to be constructed Solid Blocks or Brick Masonry.
• All internal walls &ceilings shall be plastered with Cement Mortar & External walls shall be plastered with Cement Mortar.

FLOORING

• Master Bedroom provided with Laminated wooden Flooring, and all other Bed rooms, Living & Dining are Vitrified Tile flooring as per the Architect's recommendations.
• Toilet, wash area shall be of antiskid ceramic tiles and kitchen flooring with Vitrified Tiles (matt finish).

• Car porch will be finished with suitable exterior car park tile / as per landscape architect advice.

DOORS

• Other bed room doors will be provided with country wood frame with single leaf flush shutter paint finish, the fittings shall be of SS hinges, cylindrical lock, door stopper and tower bolt.
• Balcony shall be provided Flush door , the fittings shall be of SS hinges, cylindrical lock , door stopper and tower bolt and UPVC Sliding window with MS safety grill on the Outer wall.
• All Toilet doors with country wood frames , single leaf flush shutter with one side paint finish and one side BWP laminate finish , the fittings SS hinges and cylindrical lock and tower bolt.

SANITARY

• All toilets shall be provided with one no. of EWC: Kohler/ Jaguar/ Roca or equivalent basic model, white coloured, wall hung with cistern and a regular wash basin.
• The Master bedroom toilet shall be provided with a shower partition (Half portion only - Fixed type) as per architect advice.
• A Trendy washbasin shall be provided in the dining area.

TERRACE AREA

• All terrace area will be finished with suitable waterproofing treatment with screed.
• Open Terrace with Shamiyana Hooks.
• All Villas provided PVC - OHT with cat ladders.

KITCHEN

• Kitchen will be provided with polished Black Granite / Ruby red with half round nosing for cooking table with one single bowl SS sink with drain board for utensils washing in Kitchen, one single bowl SS sink in utility area.
• Two of the bedrooms will be provided with lofts not exceeding 15 sq.ft each

PAINTING

• All interior walls / ceiling will be finished with two coats of suitable Putty, one coat of suitable primer and two coats of Premium Acrylic emulsion paint of Asian or Berger any other equivalent Brand.
• All exterior walls will be finished with suitable paint as per architect advice.
• Main door shall be finish with matt finish melamine coating. .
• All other doors shall be painted with two coats of enamel paint over a coat of wood primer.
• Bathroom door shutters are laminate on one side and enamel paint over a coat of wood primer on the other side.
